Our goal is to provide professional management, clear communication, and a smooth rental experience from application to move-out.
Applications are completed online through our secure application portal. Each adult occupant over the age of 18 must complete a separate application and pay the application fee.
Applicants are typically required to provide:
Government-issued photo ID
Proof of income/employment
Rental history information
Authorization for background, credit, and eviction screening
Additional documentation may be requested depending on the property or applicant qualifications.
Most applications are processed within 1–3 business days once all required documentation has been received.
Pet policies vary by property. Some properties allow pets with owner approval, pet fees, and/or pet rent, while others do not permit pets. Please verify pet policies prior to applying.
No. All applicants are required to physically view the property in person prior to signing a lease agreement. We do not permit sight-unseen rentals. This helps ensure residents are fully satisfied with the property, location, condition, layout, and community before committing to a lease.
Rent and security deposits are paid through our online property management system, Buildium. Residents can securely make payments online and set up recurring payments if desired.
Rent is due on the date outlined in your lease agreement. Late fees may apply if rent is not received within the timeframe stated in the lease.
In some situations, certified funds or checks may be accepted. Please contact management for approved payment methods.
Utility responsibilities vary by property and are outlined in the lease agreement. Residents are responsible for transferring applicable utilities into their name prior to move-in.
Yes. Renters insurance is required unless otherwise stated in writing. Residents are responsible for obtaining and maintaining an active renters insurance policy throughout the lease term. Proof of coverage may be required prior to move-in and during tenancy.
No subleasing, short-term rentals, Airbnb rentals, or unauthorized occupants are permitted unless prior written approval is obtained from management and the property owner.
Generally, no alterations, painting, wallpaper, fixtures, or other modifications are permitted without prior written approval from management. Unauthorized alterations may result in charges to restore the property to its original condition.
Prior to move-in, residents will receive:

Any community or HOA rules applicable to the property
Residents should carefully review and document any existing conditions upon move-in.
All maintenance requests should be submitted through the resident portal in Buildium. This allows for proper tracking, vendor coordination, and communication updates.
Emergency maintenance issues may include:
Active water leaks or flooding
No air conditioning during extreme temperatures
Sewage backups
Electrical hazards
Fire or smoke issues
No water
Situations causing immediate property damage or safety concerns
If there is a life-threatening emergency, please call 911 immediately.
Response times depend on the severity and nature of the issue. Emergency issues are prioritized immediately, while routine maintenance requests are scheduled as quickly as possible with vendors and owner approval when required.
Residents are generally responsible for routine maintenance items such as replacing air filters, light bulbs, and batteries unless otherwise stated in the lease agreement.
Yes. Periodic inspections may occur during the lease term to ensure the property is being properly maintained and to identify any maintenance concerns.
Inspection frequency varies depending on the property and lease terms. Properties are commonly inspected periodically throughout the lease term, as well as at move-in and move-out.
Yes. Except in emergencies, proper notice will be provided in accordance with Florida law and the lease agreement prior to entering the property.
If a property is listed for sale during your lease term, management will coordinate all showings and inspections with proper notice as required by law and the lease agreement. Residents are expected to reasonably cooperate with access requests.
Lease renewal discussions generally occur prior to the end of the lease term. Renewal terms, rental rate changes, and notice requirements will be communicated in writing.
Notice requirements are outlined in your lease agreement. Please review your lease carefully to ensure compliance.
Residents are expected to:
Remove all personal belongings
Return all keys/remotes
Leave the property clean
Complete any lease-required obligations
A move-out inspection will be completed after vacancy.
Security deposits are processed in accordance with Florida law after the property has been inspected and any applicable deductions are determined. Residents will receive notification regarding the security deposit within the timeframe required by Florida law.
Yes. If the property is located within a homeowners association or condominium association, residents must comply with all community rules, regulations, parking restrictions, and governing documents.
Some communities restrict or prohibit certain vehicle types. Please review community rules and contact management before parking restricted vehicles onsite.
