Our leases are designed to clearly outline tenant responsibilities, property expectations, payment terms, maintenance obligations, and important legal protections.
Rent is collected through our property management system, Buildium, providing a convenient and secure way for tenants to make payments and for owners to track account activity.
Owner distributions are typically processed and sent on the 20th of each month after rent has been collected and funds have cleared, less any approved expenses or management fees.
Yes. Tenants submit maintenance requests through the online portal within our property management system, allowing for efficient communication, tracking, and coordination of repairs when needed.
For non-emergency repairs, owners are typically contacted for approval above a certain cost threshold. Emergency repairs may need to be handled immediately to protect the property and tenant's safety.
Property owners are responsible for repairs and maintenance unless the issue is caused by tenant negligence, in which case charges may be passed on to the tenant when appropriate.
Yes. We can conduct periodic property visits or inspections to help monitor property condition and address concerns.
We follow the lease terms and applicable Florida landlord-tenant laws regarding late rent, notices, and next steps.
Yes. If an eviction becomes necessary, we coordinate the process with our attorney. In many cases, our attorney is able to provide eviction services at a discounted rate when they originally prepared the lease agreement for the property.
